A Checklist of Things to do Once You Get the Keys to Your Newly Built Home

New home construction can be exhilarating, especially when you are buying your first newly built home. New construction means everything is brand new, never used, in tip top shape. The home even has that fresh smell, and you’ll be the first to basically do everything in it. So, it should be as simple as just moving in and unpacking, right?

In reality, this is not the case. Everything is new once home construction is completed, but that may not mean that everything is completed or completed properly, or that something won’t malfunction or work properly. New house construction is like anything else in life, things can go wrong and there can be unforeseen problems, even if you hire the best home builder and that home builder does an excellent job. New home construction requires a final walk through like any other home that you may buy. Here is a checklist of things to do once you get the keys to your newly built home.

  • Start outside: Check the landscaping, the coloring, and that all of the outside spigots work properly. If you have any ideas to improve the landscaping, like adding concrete landscape edging, now is the time to engage your home builder. Check all outside home construction, how does the deck, garage and pool look?
  • Doors and Windows: New house construction might look great, but you need to check all portals and exit points. Examine the seals for leaks or breaks. Open and close every one to make sure that they work properly. Stand back from the house and examine the curb appeal, because outdoor aesthetics play a huge role in the perceived value of your home.
  • Plumbing: Once inside, check all of the plumbing in your new home. Make sure everything works properly and drains properly. Check for leaks, even brand-new plumbing can get damaged during home construction, or it could be improperly installed.
  • Electricity: Check all of the outlets, test every appliance and device and check the fuse box to make sure it can handle a house running on full electricity. 
  • Walls and floors: Check every surface throughout the house for any potential warping or cracks. Check the paint for bubbles or stains, any vinyl for cracks or tears, granite for cracks, and so on. You want to find any potential defect or flaw on any surface before you move in.
  • Basements, crawl spaces or attics: Check any space you might have that isn’t general living space and go through it thoroughly to make sure it is stable and properly constructed.
