Six Signs That It Could Be Time to Replace Your Concrete Driveway

For those who live in a newly built house or in the process of building your own home are likely to have brand new concrete driveways, floors, and sidewalks that, with proper maintenance, can last you for decades.

Owners of older homes might be looking at their concrete garage floor and driveway and wondering if they should apply one more coat of concrete sealant & get their concrete leveling work done one more time – or – finally pull the trigger on having a local concrete contractor replace it all.

While there are many factors to consider, including the overall costs of concrete replacement vs repair, there could be signs in your driveway that the only feasible option is to pour a new one.  The Lead Project Manager of Concrete Services at Paraprin Construction, Keith Oberg Jr., broke down six of the most prominent ones to keep an eye out for.

  • Cracking & Sinking: If your concrete driveway has an abundance of serious cracks, those that run more than surface deep, you can safely assume that its structural integrity is running out of time and only going to get worse. If parts of your driveway are beginning to split, sink and create uneven concrete, and doing so in a contained area of your driveway, you might be able to keep the overall structure intact by simply replacing one or two concrete slabs.
  • Potholes & Chunking: After years of wear & tear from use and the elements, your concrete driveway could begin to form potholes and have chunks of various sizes crumble off the edges. Potholes could be a sign that your driveway replacement is eminent and a sure sign, as they collect water, snow and ice, your driveway’s condition is in decline.
  • Drainage Problems: Rather it be due to potholes, like we just discussed, cracking, or uneven concrete slabs drainage issues lead to larger concrete problems and can cause damage to other areas of your property. If you’re experiencing concrete drainage issues, have tried remedies that have come up short of desired results, that could be a sign that it’s time for a concrete driveway replacement.
  • Fading & Discoloration: Fading or an extreme change in color from when the concrete was new and healthy could just be an eye sore easily fixed with some concrete resurfacing. However fading and extreme color change, especially when paired with other factors such as cracking, age and becoming increasingly brittle might indicate that your driveway is better off replaced than repaired.
  • Age: Bourbon gets better with age, but unfortunately concrete does not. Having said that, concrete is among the most durable materials in all the construction industry and, depending on the elements of where you live, how well it is maintained, and how it’s used, you should count on your new concrete driveway lasting for a minimum of 20 years.
  • Safety Hazard: Should your driveway be uneven, cracked, potholed or sloped in such a manner that it has become a tripping and falling hazard – and thus a safety concern for you, your family, and guests – then it might be time to replace your existing driveway with a newly poured, flat & beautiful driveway. Concrete it a hard surface that is not fun to fall on. For all the signs that it’s time to replace your driveway, safety is number one.

No matter if your concrete driveway has fallen into disrepair or you simply want to replace it for an improved curb appeal, your driveway is an important component of your home & its value.
