Five Reasons Why You Should Build Your Dream Home Instead of Shopping for an Existing Home

Five Reasons Why You Should Build Your Dream Home Instead of Shopping for an Existing Home

Who doesn’t want to own a dream home? I mean, it’s great to own a home period, but the real, true American Dream is to own your dream home. Dreams aren’t one size fits all, so you would ideally want to design your dream house. But custom dream homes don’t come cheap. You have to find reliable  dream home builders that you can work with, design your dream home, and then build your dream home.

That sounds like a lot of work and a lot of resources, but aren’t your dreams worth it? The fact is, you and your family deserve that custom dream home, and if you can find the right dream home builder, there’s no time better than now to build your dream home. Here are 5 reasons you should build your dream home instead of shopping for an existing home:

1) Customize your dream home: Sure, it might be more convenient and easier to find an existing home and just move into it, but you won’t find one with all of the personalized amenities and features that you and your family want. This is the home of your dreams, the home you will live in for the rest of your life because you won’t want to move anywhere else. It won’t be your custom dream home otherwise.

2) Built to last: Speaking of living in the home for ever, when you build your dream home, everything in it will be brand new. If you find the best dream home builders to work with, the home will be soundly built as well. Certainly, it will be built to last far longer than any 30-year mortgage, and you’ll get to live in your dream home during its prime years.

3) Low maintenance: Since everything will be brand new you will get warranties on most everything. Warranty companies don’t like to pay out. They offer those warranties because they realize that new homes built by competent dream home builders are going to be maintenance free or at least low maintenance for quite some time.

4) Sustainability: Since you get to design your dream house when you build your own dream home, you can make it as green friendly as you want. This is healthy for you, your family and society. You also avoid potential dangers in existing homes that were built in past generations like lead paint or asbestos, and you won’t start off with leaky pipes or water damage.

5) Cost effective: Yes, that’s right, most people thing building their own dream home is expensive, and make no mistake, it will cost some good money. But not only is building your dream home preferential and healthier, green friendly homes and new homes save you money on energy, maintenance, and all of the things we listed above. Plus, you won’t have to renovate to get what you want!

Four Pitfalls to Avoid When Building Your Own Home

Four Pitfalls to Avoid When Building Your Own Home.

When you consider building your own house, you have to carefully think about all of the options you will have and make wise choices. After all, new home construction is not easy or cheap, especially if you want a nice home. But we’re talking about your dream home here, it is a long term commitment and the place your family will build memories in for years to come. If you are truly going to build your own house, you need to avoid pitfalls that could haunt you for a long time, costing you tons of money and plenty of headaches.

It’s actually fun to design your own house, to draw up your dream home, but it’s another thing entirely to build your own house. Building your own home will take a great deal of resources like time and money, but if you can do it properly, there is nothing more rewarding. You and your family will build the house of your dreams if you can avoid making mistakes. Here are 4 of the biggest pitfalls that you should avoid when building your own home.

  1. Find a good, experienced home builder, don’t settle: New home construction is not easy, and it takes years of experience to build a safe, sturdy, quality home. Building your own home is definitely not a hobby. That is why it is always best to find a home builder that has great references and experience, and that know what they are doing. After you design your own house, or even before, do the proper due diligence and find the home builder that is right for you.
  2. Skimping on the details or the cost: When building your own home, the worst thing to do is to cut corners. You have to be realistic when designing your own house. This will be your dream house but if you cut corners during new home construction, you and your family will pay dearly for it down the road.
  3. Don’t skip on research: Research is key when you decide to build your own house. You need to research every aspect of the process, not just the home builder. Identify a realistic budget, find the proper materials that fit that budget, and examine designs that fall within your budget before you start your own design. Improper planning can be painful.
  4. Be patient: Yes, once you start building your own home in your mind, you are ready to move in, but new home construction takes time. There will likely be setbacks, there’s weather and material delivery delays, for example. You have to be patient. A great home is worth the wait, and rushing ahead can be dangerous.

The Role of Concrete in New Home Construction

The Role of Concrete in New Home Construction

When it comes to new home construction, you can’t be too careful about who constructs your home or how the home is constructed. After all, we’re talking about the largest purchase you are likely to ever make, the place that your family will call home for years to come. You need to consider the role that concrete will play in the design and long term support of your home. Concrete is not sexy, and most people don’t think about concrete when building a home. There’s the floor plan and square footage and number of bedrooms and bathrooms, and the extra amenities like a garage and a pool. But all of that is supported by the concrete that makes up the foundation.

Concrete is the basis and support for most new home construction. It has a critical role in new home construction and in the long-term welfare of the home. A concrete house foundation is the most stable and strongest type of foundation there is. In general, concrete provides a number of benefits. It is strong and durable. It provides great support to the home, the walls, and everything in it. Concrete is fire resistant, helps prevent moisture issues, provides insulation and even helps prevent bug and vermin infestation. It is critical not only for load support, but for evenly and effectively distributing the load over the soil bed beneath the house. The same goes for the foundations for your garage, driveways and so on. There are different types of concrete house foundations, but concrete is the best way to go. Here are a few different roles that concrete plays in new home construction:

  • Concrete house slab: A concrete house slab is made of concrete up to 6 inches thick, that runs beneath the entirety of the home. Slabs can save on time and money. They eliminate crawl spaces or basements. Concrete house slabs are also protective against flooding and they are built over ample drainage. They keep pests from coming through the foundation and offer strong support.
  • Concrete footers. Pouring footers for a house is a great option, as concrete footers evenly distribute the weight of the house, making the home extremely durable when properly poured. You need to have great expertise when pouring footers for a house, to make sure they do their job effectively. Concrete footers offer durable, maintenance free protection from ground shifts, fires, pests and water damage.
  • Concrete perimeter foundation: Like footers, a concrete perimeter foundation offers great durability and protection. It gives you great natural space for a crawl space beneath the house, giving an extra level of protection from the ground, water damage and pests.

If you are looking to build your dream home, concrete should play a prominent role in your new home construction. From the home to the garage to driveways and even that in-ground pool you dream of, it all starts with a concrete foundation!

there is no one better suited to earn your business than Paraprin Concrete. With over 30-years of experience pouring concrete driveways, basements, garage floors, sidewalks, stamped concrete patios, parking lots and more – Keith Oberg & Keith Oberg Jr. have the skill, knowledge, crew, and people skills to pour your concrete with perfection.

Rather it be new home construction, concrete replacement at your existing home, or a new concrete structure – Paraprin has your back.

Tips from the Pros on How to Pour a Concrete Sidewalk

Tips from the Paraprin Pros on How to Pour a Concrete Sidewalk

Spring is in the air here in northern Ohio which means its home improvement and outdoor project season for all the do-it-yourselfers out there. While many of the things you hope to accomplish this year could be done inside during the winter other tasks, such as pouring concrete, can be far more challenging in the cold, so now’s the time to start thinking about your concrete patios, floors, driveways and more.

For those of you planning to pour a concrete sidewalk this year, rather it be for your newly built house, a sidewalk replacement, or you’re pouring a new concrete sidewalk to your barn or outdoor entertainment area, make sure you’re covering all the bases with some tips from our concrete pro, Keith Oberg Sr.

Keith Sr. has been pouring concrete in Lorain, Erie, & Cuyahoga Counties, Ohio for more than 30-years and has developed expert level knowledge of concrete techniques, nuances, and materials to the point where he could build you a stamped concrete patio in his sleep.  He’s also cultivated the trust of his clients, employees, and the community by delivering top notch concrete solutions with quality, consistency, craftsmanship and first-class customer service for decades. It’s no wonder he and his crew are the #1 concrete contractors on the west side of Cleveland.

We took some time a recent rainy day to discuss the basic steps to follow when pouring a new concrete sidewalk that will help ensure your success.  Here they are:

  1. PLANNING: Do not simply wing it when you pour concrete and instead, make sure your project is well planned out. This involves knowing the size, shape, and location of the sidewalk, getting permits – if needed – from the local government, and gathering the concrete tools and materials needed to execute the job.
  2. EXCAVATION: Excavating the area your new concrete sidewalk will be poured involves removing any existing concrete, rocks, & debris and digging down to the proper depth of at least 4-inches (10 cm) and making sure you have good surface to pour on.
  3. FRAMING: Once excavation is complete, wooden forms are created in the shape of the sidewalk. These frames should be level & at the correct height of the sidewalk.
  4. REINFORCEMENT: After framing and before the concrete is poured, reinforcement is added to provide strength & stability to the concrete sidewalk – and helps ensure its durability. Poured concrete is typically reinforced with rebar or wire mesh within the forms.
  5. MIXING: Mix the concrete in accordance with the manufacturer’s directions. This can be done with a shovel, but life is made easier with a concrete mixer. You can also contact a local concrete supply company and have the amount you need delivered. For smaller jobs, mixing your own concrete typically makes the most sense.
  6. POURING: Once properly mixed, the concrete is then poured into the forms in a systematic way starting at one end of the forms while working your way to the other. Using concrete tools like a shovel or rake can be used to make sure the concrete is evenly distributed throughout the forms.
  7. FINISHING: The process of finishing concrete involves smoothing out the surface with a trough and for more nuanced projects this where you’ll add your decorative patterns, often with something simple such as a broom or something more sophisticated such as stamped concrete, and sealants.
  8. CURING: After the concrete is properly finished it must be given time to cure for several days – often up until a week. During this time the newly poured concrete should be protected from extreme temperatures and weather conditions.
  9. REMOVE FORMS: The final stage before your new concrete sidewalk is ready for years of use is removing the forms. Any gaps or spaces left by the forms can be filled in with other materials such as soil, pea gravel, stone, or anything that fits your individual preferences.

If you would prefer to have a proven & reliable concrete company do the work for you, there is no one better suited to earn your business than Paraprin Concrete.

Seven Questions to Ask Yourself When Building a New Home to Ensure You Build it Right

Seven Questions to Ask Yourself When Building a New Home to Ensure You Build it Right

You’ve done your market research, hired a realtor, and toured a bunch of existing homes but you still haven’t found the ideal house for you & your family.  After thinking it over you’ve decided to hire a local homebuilder to help you design and build your new home.

You’ve thought it over and have an idea of what features your family needs in its home, but now that you’re building your own home, there’s more decisions that need to be made before the new home builders are hired, let alone break ground.

Here are seven questions to ask yourself – and answer – when building a new home that will be the ‘blueprint’ from which the entire process of your new home construction will follow.

  1. What is the budget for building our new house? This question is number one on the list because it impacts all other decisions in such a profound way. Location, size, what homebuilder you will hire, materials, and amenities – everything about your new build will be directly related to how much you’re, both, willing and able to spend on it.
  2. Where are we going to build our new house? Location, location, location! Everyone has their own unique vision of the ideal setting for their new home. Rural, suburban, or vibrant urban community? Do you want to build on your own lot or in a subdivision? School districts, highway access, and proximity to work and local amenities – there are many factors families must consider when choosing the best location to build a dream house.
  3. What floor plan works best for our family? You can build a ranch home, such as The Fremont, for single floor living or a two-story floor plan with a loft, like The Sheffield. Each individual and every family has different needs based on their respective lifestyle and family size which effects decisions like how many bedrooms and bathrooms to build, to have a home office for a work from home professional, finished basement, and so on.
  4. What features, materials, and amenities do we want in our new home? As with most of these questions, this one too, is highly subjective to personal preferences, lifestyles, and the budget that is set for your home. Granite countertops, geothermal heating, premium brands like Pella and Moen, fireplaces, morning rooms, finished basement, and name brand appliances are all premium materials known for durability & desirable features known to add value to a home. The key for each home builder is to balance it all within the budget to build a new house for your family.
  5. What can I expect in terms of how much time before we’re moving into our newly built house? Rather you’re staying with family, renting a place to stay, or timing up the sale of your current home, it all hinges on knowing when your new home construction will be complete. The best homebuilders will typically have your new home completed within 90 to 120 days and will be able to give you an anticipated move in date once the construction begins. Things like availability of contractors and supplies, weather, and scope of the work can affect your construction timeline.
  6. What home builder should I hire? Deciding which home builder to hire has many variables from the size of your budget, where you want to build, and the type of floor plan you desire that will lead you to certain contractors, custom home builders, and large national building companies. Ultimately, after listening to referrals, looking at model homes, and meeting with homebuilders, it comes down to your gut, so trust it and hire the people who you feel will do the best at building the type of home you desire.
  7. How will I finance my new home construction? There are many ways to finance your new home construction. Cash is always king in the world of real estate, but if you’re looking to build a new home with traditional financing, the best thing to do is consult with a trusted mortgage and construction loan expert at a local bank. Paraprin Construction, for our new homes at Cold Creek Crossing in Sandusky, Ohio, is fortunate to be a preferred builder of Civista Bank, but no matter where you’re building, find a local banker to help you navigate through all your financing options.

The best home builders with prices varying between lots, floorplans, communities, and optional upgrades can take your vision and make it a reality by building your dream home within the scope of your family’s budget.

The key is to know what you want, what you’re willing to spend, and to approach the process with an open mind. From there, a reliable new home construction company who practices quality, consistency, craftsmanship, and first-class customer service will be able to ensure the home you want to build is the home your family moves into.

Paraprin Construction, one of the premier custom homebuilders in northern Ohio, has new homes currently available for sale at the serene Cold Creek Crossing community in Sandusky, Ohio where residents can take advantage of a 10-year tax abatement being offered by the city.
